New Act soon to check illegal colonies

Chandigarh, October 9, 2012: The Punjab government would positively look into the suggestion of introducing incremental floor area ratio for individual residential plots, that would give a major relief to plot holders.

This was announced by Punjab Deputy Chief Minister Sukhbir Singh Badal responding to suggestions given by a delegation of builders and mega project associations that called on him today seeking early redressal of their problems.

Addressing them, Badal said that Punjab government has already taken various steps to facilitate the planned growth of real estate sector and now it becomes the responsibility of builders and mega project owners to fulfil their promises made by them to the investors and general public while selling them plots and flats.

He said that it was imperative for them to ensure self-sustained infrastructure proper internal road network, potable water supply system and underground sewerage besides common sewerage treatment plant as stipulated in the policy. He said that he was ready to give total support to builders and mega project owners provided they provide proper service to their plot and flat holders.

Badal said that he would look into the suggestions of increasing incremental floor area ratio for individual residential plots in the state. Presently FAR for 225 sq.m plot was 1.65, for 225-325 sq. m. was 1.40, for 325-430 was 1.25 and for 430 sq.m and above was 1.00.

Badal said that he would ask urban development department to look into the suggestion and submit a report at the earliest.

Badal also assured to look into their suggestion regarding uniform building byelaws, clearance of PAPRA in parallel with plan approval process, accelerating the construction of access roads to new upcoming projects, 10% additional FAR for Green buildings certified by NEED and decentralization of plan approval system.

Badal announced that Punjab government was coming out with the new Act to check illegal colonies in the state.

He Badal asked them to lay the road network in their mega projects on green pattern. He said that projects coming up on highways and state highways would provide service lane along with the highway.

Besides representatives of various associations of builder and mega project owners, prominent amongst those who were present in the meeting included N.K. Sharma, Chief Parliamentary Secretary, S.K. Sandhu, Principal Secretary to Chief Minister, P.S. Aujla, Principal Secretary to Deputy Chief Minister, Manvesh Singh Sidhu and Ajay Kumar Mahajan, both Special Principal Secretaries to Deputy Chief Minister besides Chief Administrators of all urban development bodies in the state
